The facility portal hasn’t been updated for 15 years!!! Yearly Work Order ~275K!

The pain points are: Misclassified Facilities Requests; Non-Actionable Facilities Requests; Portal is a bad experience for Facilities Staff; Experience is “Click Heavy” and Not Intuitive​; Portal is not “mobile friendly”

I worked with team of 3 on design ideation & workshop with PM & dev for 2 months, then transit as solo designer for new screens, design specs and weekly updates; I conducted the satisfaction rate survey with employees and facility managers.

My role is the lead designer for the facility request experience. I created flows for creating facility ticket with text input and image input; these were inspired from my vision video. ESS (employee self service) is an AI agent that help employees on experiences like commute, dining, facility request, way-finding, productivity, guest invites, parking and etc.

ESS will define the problem category and sub-category from user’s input text or uploaded image, then help user quickly generate a facility request form to review, once confirmed, it will be submitted.

The vision is to create an ecosystem of autonomous buildings so that it will help admin managers to better manage such large amount of assets and buildings with 1 single platforms vs 80+ dashboard nowadays.


By strategically developing a scalable, flexible (vendor-agnostic), and cost-effective infrastructure, we are poised to fully implement AI-driven/data-ready autonomous building operations across our global portfolio, proactively securing future advancements and efficiencies.

I work with another designer together on this project, my role is to concept the dashboard ideas with / without map approach; I also work on the MVP prototype and vision concepts with Copilot integration.

I work with other 2 designer on this project, I mainly focus on creating facility flow in MyHub Copilot chat experience. How will AI help you quickly create a facility ticket without answering ton of questions?

The main challenge was defining how users interact with Copilot given its current limitations. For example, during the food ordering process, users can only complete payments through Apple Pay, which requires transitioning from the Copilot chat to the MyHub dining flow. We also had to carefully consider the Copilot entry points and breakpoints across the experience.

What I learned from this process is that user research and survey insights are essential—what designers assume is not always what users truly need or expect.
